Rental terms

 

NewHappyHouse.com forward AGENCY is dedicated to intermediary services in real estate rentals (villas, apartments) for weekly periods. Real estate is owned by third parties and are generally located on the Costa Blanca, Moraira, Javea, Benissa, Benitachell.

Part LANDLORD -usually are the owners of properties.


                                                                                    Terms of payment and rental booking.


You can manage your booking through the website www.newhappyhouse.com, in writing, by telephone, email or in person at the office NewHappyHouse.com. Payments of booking management are performed with credit card, PayPal service, by bank transfer or cash. Payment is 20% at the moment of the reservation and remaining 80% 60 days before check-in. The booking is confirmed once the inicial 20% has been paid.   Prices shown on the website of the AGENCY are in euros, per accommodation and for the period indicated. The AGENCY reserves the right to change fees at the rates or rates of taxes and / or fees to pay. The key collection will take place between 16.00 and 19.00 hours Monday to Friday and 10.00 to 13.00 on Saturday. If the Tennant arrival is out of these timing, additional costs and Refundable Security Deposit will be collected on the last laboral day.If the collection of the keys is done out of these times, or public holiday, the Tennant has to inform the Agency to receive instructions. The entries and departures outside the hours indicated are on request.

 Cancellation.
 The reservation may be canceled by the tenant within 60 days of the rental start date. In this case the 20% of the rental paid on reservation, will be not refunded.  The tenant may terminate the rental booking, by notice in writing to the AGENCY. In case of cancellation later that the 60 days before the rental start date, the rate will not be refunded.  

 Responsibility.

The TENANT is the person in whose name the reservation is made. The TENANT shall be uniquely responsible for all guests staying with him in the accommodation. A reservation is valid for the number of people mentioned in the accommodation. It is prohibited to accommodate in the rented property more guest then indicated in the booking form. In case of not respecting the regulations, the booking will be automatically resolved without refund of the money paid. If the TENANT wishes during the stay to be accompanied by guests not identified initially, it must have a written authorization from the Agency, which has the right to reject any change not contemplated. The AGENCY are not responsible for the health and safety of the tenant and other guests accommodated with him. The TENANT must have health and travel insurance appropriate for him and all those who stay with him in the accommodation. The AGENCY are not responsible for the losses or damages caused to the belongings of the TENANT and the other guests accommodated with him. In the description of each property the equipment is specified. In case of any doubt TENANT should clarify it with the AGENCY before proceeding with the booking. On the day of check-out do not forget your belongings, the agency is not responsible for them.

 Deposit.

Before entering the accommodation, the TENANT will pay with your credit card an amount that will depend on the type of dwelling leased, as a deposit. The TENANT receives the house in good condition, with all the appliances in good working order (if not, you must complain to the AGENCY on the day of entry into the house). No subsequent claims will be accepted. The deposit will be returned, in full in the case of absences of damages and breakages, during the seven days after the end of the lease. The TENANT agrees to leave the accommodation ordered after use. The garbage must be removed from the accommodation, furniture and utensils must remain in their places, according to the photos on the web, the dishes must be in place. The AGENCY can inspect the house before the TENANT leaves it, being able to discount from the deposit a penalty in the case in which the furniture or furnishings are not damaged. In the case of damages caused by INQUIINO or his companions in the rented accommodation, the total amount of damages will be deducted from the deposit. If the damage exceeds the deposit advanced, the TENANT undertakes to cover all the damages incurred and the expenses will be due through the credit card provided upon arrival.

Check-in / Check -out :

The arrival and departure can vary and is specified in the reservation document. Check-in formalities have to be done in the Agency between 16.00 and 18.30 Mondays to Fridays and 11.00 to 13.30 Saturdays.

The chech-out formalities have to be done between 10.00 and 11.00 a.m. Monday to Saturday. At the time of departure the tenant must leave the property in good condition. 

 Modification or termination.

In case of major force , war, conflict and natural disasters, the AGENCY has the right to cancel the reservation.

Claims.

Given a problem the tenant must immediately inform the AGENCY. No claims will be accepted after completion of the rental period. Tenant may not perform their own repairs or modifications to the rented accommodation.

 Children under 5 years.

In the description if each tourist property, will be specified if the accommodation is safe for small children. Check it before proceeding with the reservation.  Otherwise the TENANT will be the only one responsible for the safety of the children accommodated with him.WARNING FOR VILLAS WITH SWIMMING-POOL: AS SWIMMING POOLS HAVE NOT DEFENSES, IN CASE OF CHILDREN, IS RESPONSIBILITY OF THE TENANT TO TAKE CARE OF THEIR SECURITY WITH INFLATABLE CLAMS OR SIMILAR. 

Cleaning.

The TENANT must pay in their arrival a mandatory for the cleaning of the apartment after your stay. This cost is not included in the rental price. The amount of said costs according to each tourist house is specified in the booking form and on the website.

 Bedding and towels.

Overall it is a non-mandatory fee, rental prices linen and towels are not included in the rental rates and depend on the number of tenants. You can hire them from the Agency.

It is not allowed to use bath towels for the beach or the pool.

 Equipment and supplementary services.

The TENANT must inform the AGENCY when making the reservation, of a need for an additional service (such as bed linen, extra bed, baby crib, etc.). The prices of these supplements can be consulted with the AGENCY. In the case of not making the request in advance, the AGENCY cannot guarantee the availability.

Pets.

Web page indicates whether or not to accept pets in the property. The tenant must inform the AGENCY the type of pet that accompanies it. You should not proceed with the booking without any prior permission. Mandatory cleaning fees are charged for each pet (€ 50) and paid the day of entry. Unauthorized Pets are not allowed. Otherwise the booking will be canceled without refund of monies paid.

Noise.

Parties, bachelor parties and any other activity that may cause inconvenience to neighbors are strictly prohibited. By not accepting the conditions of the reservations, it will result immediately without refund of the amounts paid

Circumstances of stay.

The properties for rent are generally found in quiet neighbourhoods. The TENANT must have in mind that there may be some inconvenience due to an unexpected construction site near the rented accommodation, some noise from the sea, birds, boats or cars, celebrations organized by the people, etc. The AGENCY will not be responsible for these possible inconveniences, which in no case could be the reason for cancellation of the reservation and return of the amounts paid. In the high season, construction work is prohibited on the coast..

Comfort level.

Web page AGENCY comfort level of each property is indicated. On the right you can see + info- clicking the equipment you specify each property by level of comfort.

The TV did not always have strings in the language of the tenant. Should be consulted before proceeding with the booking.

 Costs of water, electricity and gas.

They are indicated in the rental reservation if these expenses are included or are supplementary.

 FOR HOUSING FOR RENT WITH POOL, IF THE POOLS ARE NOT PROTECTED, IT IS RESPONSIBILITY OF THE TENANT FOR THE SAFETY OF THE CHILDREN, RECOMMENDING TO EXTREME THE PRECAUTIONS.

Be careful with sun creams; Do not bathe in the pool during the first 10 minutes of application of the cream, as it may change the pH of the pool water and trigger an extra water treatment, which will be borne by the tenant and may complicate the use of the pool for a period
