Rental terms

 

NewHappyHouse.com forward AGENCY is dedicated to intermediary services in real estate rentals (villas, apartments) for weekly periods. Real estate is owned by third parties and are generally located on the Costa Blanca, Moraira, Javea, Benissa, Benidorm.

Part LANDLORD -usually are the owners of properties.
Terms of payment and rental booking.
You can manage your booking through the website www.newhappyhouse.com, in writing, by telephone, email or in person at the office NewHappyHouse.com. Payments of booking management are performed with credit card, PayPal service, by bank transfer or cash. Payment is 10% at the moment of the reservation and remaining 90% 30 days before check-in. The booking is confirmed once the inicial 10% has been paid.   Prices shown on the website of the AGENCY are in euros, per accommodation and for the period indicated. The AGENCY reserves the right to change fees at the rates or rates of taxes and / or fees to pay. The key collection will take place between 15.30 and 18.30 hours Monday to Friday and 11.00 to 14.00 on Saturday. If the Tennant arrival is out of these timing, additional costs and Refundable Security Deposit will be collected on the last laboral day.If the collection of the keys is done out of these times, or public holiday, the Tennant has to inform the Agency to receive instructions. The entries and departures outside the hours indicated are on request.

 Cancellation.
 The reservation may be canceled by the tenant within 30 days of the rental start date. In this case the 10% of the rental paid on reservation, will be not refunded.  The tenant may terminate the rental booking, by notice in writing to the AGENCY. In case of cancellation later that the 30 days before the rental start date, the rate will not be refunded.  

 Responsibility.

The tenant is the person in whose name the booking is made. The TENANT shall be jointly responsible for all the people staying with him in the rented property. A reservation is valid for the number of persons mentioned in the book. It is prohibited the occupancy of an exceeding number of the aforementioned persons. In the event of noncompliance with these regulations by the part of the tenant rent will be automatically terminated without refund of the money paid. If the tenant wishes to be accompanied during the stay for people not initially identified, It must have a written authorization of the LANDLORD , who has the right to reject any changes not covered. AGENCY and the owner are not responsible for the health and safety of the tenant and other travelers staying with him. Tenant must have an appropriate travel and health insurance for him and all staying with him in the rented accommodation. AGENCY and the owner are not responsible for any loss or damage and the property of the tenant and the others staying in rented accommodation. In the characteristics of each house the equipment is specified. In case of doubt the tenant should consult  with the AGENCY prior to booking.

 Deposit.

Before entering the house, the tenant will pay with card an amount that depends on the type of property leased by way of bail. The deposit will be returned before the expiration of five days after the end of the lease. TENANT agrees to leave the accommodation tidy after use. Trash must be removed from the housing, furniture and utensils must remain in their places, according to the pictures on the web, the dishes must be clean and stored in cabinets. The AGENCY may inspect the premises before the tenant leaves, may deduct from the deposit a penalty in the case if the furniture or appliances are not in their sites. In the case of damage caused by the tenant or his companions in rented accommodation, the total amount of damages will be deducted from the deposit. If damages exceed the deposit deliver the tenant will have to cover all the demage.

 Length of stay.

The arrival and departure can vary and is specified in the reservation document. Check-in formalities have to be done in the Agency between 15.30 and 18.30 Mondays to Fridays and 11.00 to 14.00 Saturdays. The chech-out formalities have to be done between 9.30 and 10.30 a.m. Monday to Saturday. At the time of departure the tenant must leave the property in good condition. If the output is made after 10.30 am, the AGENCY has the right to demand compensation, which will be deducted from the deposit.

 Modification or termination.

In case of major force , war, conflict and natural disasters, the AGENCY has the right to cancel the reservation.

Claims.

Given a problem the tenant must immediately inform the AGENCY. No claims will be accepted after completion of the rental period. Tenant may not perform their own repairs or modifications to the rented accommodation.

 Children under 5 years.

In the characteristics specified if the property is safe for younger children. To proceed with the reservation the tenant shall be solely responsible for the safety of children staying with him.

WARNING FOR VILLAS WITH SWIMMING-POOL: AS SWIMMING POOLS HAVE NOT DEFENSES, IN CASE OF CHILDREN, IS RESPONSIBILITY OF THE TENANT TO TAKE CARE OF THEIR SECURITY WITH INFLATABLE CLAMS OR SIMILAR. 

Cleaning.

The tenant must pay a mandatory fee for cleaning the apartment after their stay, this cost is usually not included in the rental price. In the booking form on the website and the amount of that cost is specified.

 Bedding and towels.

Overall it is a non-mandatory fee, rental prices linen and towels are not included in the rental rates and depend on the number of tenants. You can hire them from the Agency.

It is not allowed to use bath towels for the beach or the pool.

 Equipment and supplementary services.

The tenant must inform the AGENCY, when booking, the need for supplemental services (as an extra bed, baby cot, bedding etc). The prices of these supplements consult with the AGENCY. In the case of not making the request with decanting AGENCY can not guarantee services.

Pets.

Web page indicates whether or not to accept pets in the property. The tenant must inform the AGENCY the type of pet that accompanies it. You should not proceed with the booking without any prior permission. Mandatory cleaning fees are charged for each pet (€ 50) and paid the day of entry. Unauthorized Pets are not allowed. Otherwise the booking will be canceled without refund of monies paid.

Circumstances of stay.

Rental properties are usually found in tourist areas, quiet neighborhoods. The tenant must take into account that can produce some discomfort for a work of unexpected construction next to the rented accommodation, some noises from the sea, birds, boats or cars and etc. The AGENCY will not be responsible for such possible inconvenience. In high season the construction works are forbidden on the coast.

Comfort level

Web page AGENCY comfort level of each property is indicated. On the right you can see + info- clicking the equipment you specify each property by level of comfort.

The TV did not always have strings in the language of the tenant. Should be consulted before proceeding with the booking.

 Costs of water, electricity and gas.

The costs of water and electricity are usually included in the price of the vacation rental. These expenses are specified in the characteristics of each property, if in doubt, before proceeding with the reservation AGENCY see him.
